Witness, that the party of the first part, in consideration of _________ dollars, lawful money of the United States, paid by the party of the second part, does hereby grant and release unto the party of the second part, _________ heirs and assigns forever, all _________[description], together with the appurtenances and all the estate and rights of the party of the first part in and to said premises.

"This is an old style of drafting. There would be nothing wrong in using a legal form in these terms to effect a sale. Legally, you can use whatever words you like in an agreement and, so long as they are clear and unambiguous words, they will be enforced. But it would feel better to use a slightly more modern form. As an aside, the origin of the word “indenture” referred to a hand-written agreement which was cut into two slightly irregular parts. Later, to authenticate the deed, both parties had to produce their parts and, if they fitted back together again, the deed was considered genuine."
