"Let us start off with a general point. The principles of law are basically the same from state to state, but there can be differences in the detail of how they are applied. Whenever you enter into any transaction involving land, because so much money is involved, it is always a good idea to make sure that everything you do complies with your state’s laws. That said, this is a fairly standard legal form where the sellers warrant that they have a good title and agree to join in the defense of that title should any third party challenge it. When you use a form like this, make absolutely sure you have a complete and accurate description of the land to be transferred."
